We spotlighted another one of our team’s partners in a segment on our June 15th broadcast, George Lionakis. George has been on the team for a few years, is a great Realtor and has been a great addition to our team. George sat down with Harvey and Shelley and talked about marketing and pictures.
George talked about the importance of an agent loading as many photos of a listing in the MLS as possible so those photos can be syndicated to other sites such as Realtor.com, Trulia and Zillow. This exposure translates into property views by prospective buyers and their agents not only locally but nationally and even internationally as well. He further explained that approximately 90% of all buyers start their home search online and when there are few or no photos, many buyers are turned off to property and believe there is something “wrong” with the property that is trying to be hidden and move on without ever looking at the property in person which is often not the case. And as George cautioned, “You only get one shot at a real good first impression so pictures are everything.”
But not all photos are created equally either. George further explained on the marketing and photos with the idea that there is a certain art to the photography of homes. A picture may be worth a 1,000 words but the marketing photos should show the room and the layout not the bed, closet, toilet or sink full of dishes. George also mentioned that sometimes he and his partner use a professional photographer to get their still images and virtual tours to make sure the job is done right for the client.
